Where the money goes on a paver job
Material is 35 to 50 percent: standard concrete pavers, premium lines, travertine and porcelain in ascending order. Base is the next largest share and the one that determines whether the job lasts: 6 inches of limerock delivered, placed in lifts and compacted, plus bedding sand, edge restraint and polymeric sand. Labor scales with cuts: borders, bands, curves and circles add cutting time and waste. Removal of an old concrete drive, the concrete apron at the street, and coping and drain work on pool decks are their own line items. Sealing is a separate visit 60 to 90 days later.
What changes the paver price from community to community
| Place | Typical adjustment | Why |
|---|---|---|
| Kissimmee | Index baseline | Reference market |
| Celebration | High end | Village palettes, matching discontinued blends, alley access, ARC |
| Reunion | Premium lines | Streetscape blends, estate lots, resort access |
| Four Corners, ChampionsGate | High end on scheduling | Turnover windows, gate access, COI to the association |
| St. Cloud, Harmony & Narcoossee | Baseline; drainage line items | Wet ground; swales and downspout work |
| Davenport, Haines City | Slightly below on labor | Ridge sand; concrete apron avoids the Paver Release Form |
| Poinciana | Baseline; DCB time | Approval before work |
Pavers or concrete?
Pavers cost 50 to 70 percent more than broom-finish concrete and can be lifted for repairs; concrete is cheaper and simpler. Concrete vs. Pavers; Travertine vs. Concrete Pavers; Stamped Concrete vs. Pavers; Concrete vs. Pavers Decision Tool.

What changes the paver price from community to community
The material and the base are the same across our territory. What changes is everything around them. A Celebration or Poinciana job carries an architectural submission and a wait for a committee. A Polk-side job with pavers in the right-of-way carries a notarised, recorded release form. A resort-community job in Four Corners or Reunion carries a booking calendar and a management company. A Harmony or rural St. Cloud job carries access questions and a longer haul. A Buenaventura Lakes job carries structural fill that cannot be quantified until the old slab is up.
None of those is a large line on its own and together they are why the same nominal driveway prices differently in two communities twelve miles apart. We itemise them rather than folding them into a square-foot rate, so the comparison with another quote is on something real.
Where the money goes on a paver job
| Component | Roughly what share | Note |
|---|---|---|
| Pavers | 35 to 50 percent | Premium lines and natural stone push this well above half |
| Base material and compaction | 10 to 15 percent | Six inches in two lifts on a driveway |
| Demolition and haul-off | 10 to 20 percent on a replacement | Nothing on new ground |
| Installation labour | 20 to 30 percent | Cutting is the variable; a herringbone with borders costs more than a running bond |
| Edge restraint, bedding sand, polymeric sand | 5 to 8 percent | Small line, large consequences if skipped |
| Permit, release form, association submission | 2 to 5 percent | Higher where a board meets monthly |
| Overheads, insurance, warranty reserve | The balance |
Two paver quotes that look different and are not
A worked example from this market. Quote A: a paver driveway at sixteen dollars a square foot, material named, six inches of base, concrete edge restraint, polymeric sand, removal of the old slab listed separately. Quote B: a paver driveway at thirteen dollars a square foot, material not named, base not mentioned, removal included.
Quote B looks cheaper by three dollars and includes the removal, which is worth two to four. The questions that resolve it are what paver, what base depth and what edge restraint. If the answers are a builder-grade sixty millimetre unit on two inches of sand with spiked restraint, the two quotes are not for the same driveway, and the difference will be visible in about three wet seasons. That is the entire reason we publish a specification rather than a rate.
Lead times, which are part of the price of a decision
| Item | Typical lead time | Note |
|---|---|---|
| Common concrete paver lines in stock | Days | Most of the standard palette |
| Less common colour or size | 1 to 3 weeks | Worth confirming before design is finalised |
| Premium lines | 2 to 4 weeks | Sometimes made to order |
| Travertine, standard sizes and grades | 1 to 3 weeks | Lot consistency matters on large orders |
| Travertine or marble, premium grade or special size | 3 to 6 weeks | Sometimes imported to order |
| Large-format porcelain | 2 to 4 weeks | Fewer local distributors |
| Architectural review approval | 2 weeks to a month | Usually the longest single item |
| County or city permit | 3 days to 2 weeks | Depends on jurisdiction and scope |
