What resurfacing can and cannot do
An overlay is a thin layer (⅛ to ½ inch) of cement, polymer and fine aggregate bonded to a cleaned and profiled slab. It renews the surface of a driveway, patio, pool deck or walkway that is structurally fine but ugly: spalled from years of pressure washing and sealer, pitted, stained by rust or oil, or scarred by an old coating. It can also change the look, from plain gray to a knock-down texture or a stamped stone pattern, for a third of the price of tearing out and re-pouring.
It cannot hold a slab together. Panels that rock, cracks with an offset, hollow spots, and slabs that heave against the pool coping will telegraph through any overlay within a season. How we resurface
- Inspection: tap test for hollows, string line for offsets, hose test for drainage, moisture check.
- Repair: cracks routed and filled with a flexible sealant, spalled areas ground, pop-outs patched.
- Profile: pressure wash at 3,500 psi and acid-etch or grind so the overlay bonds; rust and oil stains treated with the right chemistry (a rust remover for iron, a degreaser for oil; Rust Stains From Well-Water Irrigation: Identify, Remove, Prevent).
- Bond coat and overlay in one or two passes, textured while wet (knock-down, spray, broom or stamped).
- Cure 24 hours, then seal with a breathable sealer chosen for sun exposure and slip resistance (Sealer Types Compared).
- Foot traffic after 24 hours, vehicles after 72 hours in warm weather.
Timing matters in the rainy season: overlays are thin and a downpour 30 minutes after placement ruins them, so we work mornings and watch the radar the same way we do for pours (Pour Calendar).
Permits and HOA
Resurfacing is maintenance and does not need a permit in any of our jurisdictions. Surface preparation is most of the job
An overlay is a bond, and a bond is only as good as what it is bonded to. So the preparation is where the time goes: pressure washing at around three and a half thousand psi to remove everything loose, grinding or acid-etching to open the surface profile, routing and filling cracks with a flexible sealant so they do not telegraph immediately, grinding spalled areas back to sound concrete, and treating stains chemically rather than covering them, because oil and rust will bleed through an overlay.
Then it has to be dry. An overlay placed on a damp slab, or a slab that is still releasing moisture from below because it has no vapour barrier, fails in sheets. On a shaded deck in the rainy season that can mean waiting two or three days after the washing before anything is placed, which is a scheduling reality rather than a delay.
What an overlay will not hide
Worth being explicit, because the marketing for these systems implies otherwise. An overlay will not hide a crack that moves; it will crack along the same line, usually within a season. It will not hide a step between panels, because it is a quarter of an inch thick and the step is not. It will not hide a hollow area, which will sound hollow afterwards and will eventually break through. It will not fix drainage, because it follows the existing slope. And it will not fix a slab that is failing from below, which on Osceola sand is most of the slabs people ask us to resurface.
What it does beautifully is renew a sound but tired surface, change the colour and texture, and cover a slab that is stained, spalled or scarred by a previous coating. On the right slab it is one of the best value jobs in flatwork. On the wrong slab it is the most expensive mistake available.
How long you have to stay off it
Foot traffic returns about twenty-four hours after the overlay is placed, vehicles at roughly seventy-two hours in warm weather. If the surface is being sealed, add a day for the sealer and another twelve hours before furniture goes back. So a driveway resurfacing typically takes the vehicle off the drive for four days rather than for the two days the crew is on site, which is the part owners most often under-plan.
In the rainy season the placement itself needs a dry window, and a thin overlay caught by a downpour within the first half hour is ruined rather than damaged. We watch the radar the same way we do on a pour day and move the work rather than risk it.

How long does a resurfaced driveway last?
Ten to fifteen years on a sound slab with a re-seal every three to five years. The overlay is only as stable as the concrete under it.
Can you resurface a pool deck?
Yes; knock-down and spray textures over a sound deck are the most common resurfacing job we do. Heaved or hollow decks need the base fixed first.
Will the overlay crack where the old slab is cracked?
Existing cracks are routed and filled, and joints are honored through the overlay. Static shrinkage cracks stay hidden; moving cracks reappear, which is why we test the slab first.
Can you change the color or add a pattern?
Yes. Integral color in the overlay, a stamped overlay for a stone look, or a two-tone knock-down. HOA approval may be needed for a visible color change.
How soon can I drive on it?
