Permits and HOA
Flatwork follows the same permit logic as patios and driveways (City of Kissimmee, Unincorporated Osceola County, City of St. Cloud). Walls over 4 feet, anything retaining a load or supporting a roof, and kitchen gas and electrical need licensed trades and permits; we build the decorative and flatwork scope and coordinate the rest. Why a sample panel comes first
Architectural concrete is judged on appearance, and appearance in concrete is the product of a dozen variables that do not appear on a price list: the aggregate in the local mix, the pigment dose, the cement colour, the form material, the release agent, the finishing sequence, the weather on the day and the sealer. Two crews working from the same specification produce visibly different results, which is why every architectural job we take starts with a sample panel of about two feet square, poured on site with the actual mix, cured the way the real pour will be cured, and approved by you before we form anything.
The panel also settles expectations about variation. Concrete is not a manufactured tile; a board-formed wall will show the boards' character and an integrally coloured slab will vary slightly between loads. Seeing that on a sample makes it a feature; seeing it for the first time on a finished lanai makes it a complaint.

Working with an architect or a designer
Most architectural concrete work reaches us through a designer or an architect rather than directly from an owner, and the projects that go well share a pattern. The finish is specified early enough to affect the mix and the formwork rather than being chosen after the slab is designed. A sample panel is built and approved before anything is formed. The tolerance expectation is written down, because concrete flatness and colour tolerances are real and a drawing that implies tile-like precision is setting up a dispute. And someone has decided who owns the sealing, because the finish and the sealer are one system and a sealer chosen later can change the appearance entirely.
Where a designer has not specified a mix, we will propose one and say what it will and will not do. Where a drawing calls for something the material cannot deliver, a joint-free thirty-foot expanse of coloured concrete, for example, we say so at the drawing stage rather than at the pour.
Managing expectations about variation
Concrete is a site-cast material and it varies. Colour differs slightly between truckloads, a honed surface exposes aggregate unevenly where the finishing depth varied, and a board-formed wall carries the character of the boards including their knots and grain. Every one of those is normal and several of them are the point.
The sample panel exists to set that expectation in physical form before anything is committed. What we ask a client to approve is not a colour but a range: this is roughly what it will look like, with this much variation. A client who wants no variation wants a manufactured product rather than architectural concrete, and it is much better to establish that at the sample stage than at handover.
Budgeting an architectural project realistically
Two pieces of advice from projects that went well. Decide the finish early, because it affects the mix, the formwork and sometimes the structure, and a finish chosen after the slab is designed is a finish that compromises. And budget for the sample panel as a line item rather than expecting it free, because a properly built sample is a small pour with real material and real labour and treating it as a giveaway is how it ends up being done carelessly.
The projects that go badly almost always share one feature: a finish specified from a photograph of work done elsewhere, in a different climate, with different aggregate, without anyone asking whether it is achievable here. The sample panel is the cheapest possible answer to that question.

Is architectural concrete slippery?
Honed floors can be if polished to a high grit and used in the open. We stop at a lower grit on exterior floors and use a penetrating sealer with an anti-slip additive; broom and exposed aggregate finishes are grippy by nature.
How much does it cost?
Quoted per job after the sample panel. Expect stamped-concrete rates as a floor and two to three times plain concrete for honed floors and board-formed walls.
Can you match a paint chip?
Closely. Integral pigment is dosed to a target and we pour a sample; concrete color varies by a shade between loads, so one area is poured from one truck.
Do you do the outdoor kitchen too?
