What a paver patio costs in Kissimmee and what to decide first
A paver patio runs $13.00–$21.00 per sq ft installed in the Q3 2026 Cost Index on 60 mm concrete pavers over a 4- to 5-inch compacted base. A 12-by-12 patio lands around $2,000 to $3,000; a 16-by-20 lanai extension around $4,200 to $6,700. Two to three days on site. Travertine, marble and porcelain cost more and are covered on their own pages.
The patios we build most

Patterns and units: 60 mm concrete pavers in running bond, herringbone or a three-piece ashlar; large-format 12-by-24 and 24-by-24 slabs for a modern look; tumbled units for an old-world look; clay brick borders. Base, slope and drainage for a patio on this ground
Four to five inches of compacted limerock on proof-rolled subgrade, 1 inch of bedding sand, 60 mm pavers, edge restraint and polymeric sand, with the surface sloped ⅛ inch per foot away from the house. On the low, flat lots typical of Kissimmee and St. Cloud, a patio that pitches toward the lanai floods it in the first storm; a slot drain at the outer edge or a swale beyond the patio gives the water somewhere to go.
Where a patio meets an existing lanai slab we set the first paver course at the slab elevation with a sailor course as the transition, and where it meets sod we finish the edge restraint below grade so the mower rides over it. Fire pits get a non-combustible base and a 3-foot clear ring. Permits and HOA for patios
St. Cloud lists patios among the projects that need a building permit. In Kissimmee and unincorporated Osceola, a detached paver patio outside the setbacks is generally treated as flatwork without a building permit; a patio inside a setback, attached to the house or under a roof should be confirmed with the office. HOAs review patios everywhere: APV Poinciana requires prior written DCB approval for any patio or paved area; Solterra sets a 15-foot rear setback (5 feet to a pool deck or screen patio).

Curves and circles add 10 to 20 percent in cutting and waste; a seat wall adds $75 to $130 per linear foot; a fire pit kit installed $900 to $2,200. Combining the patio with a walkway or a pool-deck overlay in one mobilization lowers the per-foot price.
Pavers, stamped concrete or plain concrete?

Building a patio that can grow
Most paver patios we are asked to extend were built to a budget that ended at the edge of the first phase, and extending them later is harder than it looks: the paver line may be discontinued, the colour of a five-year-old field has softened, and the base under the new area has to tie into the old without a differential settlement line at the joint. None of that is fatal, but all of it costs more than building the larger patio at once.
So when a patio is likely to grow, we do two things at the first phase. We buy and store a small surplus of the field paver, enough to blend a future edge or repair a damaged area. And we set the base and the edge restraint at the planned future line rather than the current one where the budget allows, so the extension is a paving job rather than an excavation job. Both are cheap now and expensive later.

It has to drain somewhere. We pitch away from the house and, where the yard cannot take it, add a slot drain tied to a downspout line or a dry well.
How soon can I use it?
The day we finish. Sealing waits 60 to 90 days for efflorescence to clear.
Can you add a fire pit or seat wall later?
Yes, on the same base. Planning the footprint now saves cutting pavers later.
What about weeds and ants?
Polymeric sand installed dry and vibrated in, then sealing, keeps joints closed. Regular sand invites both.
Can a hot tub sit on a paver patio?
Not on the paver field alone. A filled spa is around six thousand pounds and wants a five inch reinforced concrete pad, which we pour as part of the patio and finish around.
