Dundee is a town of roughly 5,847 residents for 2025, about 22 miles from Kissimmee on the Lake Wales Ridge between Winter Haven and Lake Wales. The housing stock is a mix of older town lots along US-27 and Highway 542 and newer subdivision phases that have gone in over the past decade as growth moved south from Winter Haven.
The soils are classic ridge: Candler and Astatula sands, deep and excessively drained, with the water table far below the slab. The base problem is compaction rather than saturation, and the method is to wet each lift before compacting it and probe after, which is the single specification detail worth asking any contractor about on this side of the county.

The Town of Dundee handles addresses inside its limits; the surrounding area is unincorporated Polk County, permitted from Bartow or the Northeast Government Center in Lake Alfred.
