South Orange County: Hunters Creek, Meadow Woods, Southchase and the Lake Nona edge

Hunters Creek (5 miles from downtown Kissimmee), Southchase (6.1), Meadow Woods (7.2), Williamsburg (7.9), Taft (9.7) and the south edge of Lake Nona are closer to us than St. Cloud, and we take those calls. Their pages live with our Orlando-area colleagues, so this hub covers only what a homeowner there needs from us: Orange County's permit position, its apron spec, and how the ground compares. Unincorporated Orange County says plainly that 'anytime you are pouring concrete or placing pavers, a permit is required.'

Compared with Osceola, the difference is that a backyard patio slab in unincorporated Orange County is permitted where in Osceola it is usually flatwork, and the apron spec is 6 inches with no steel. Ground and water
South Orange is the same flatwoods as north Osceola: Smyrna, Myakka and Immokalee fine sands with a wet-season water table around 12 inches, wetter toward Shingle Creek and the Boggy Creek chain. Base, slope and downspout rules from the Osceola hub apply unchanged (see the Kissimmee page, Why Concrete Cracks in Osceola County (and Which Cracks Matter)). Hunters Creek, Southchase and Meadow Woods are 1985–2005 communities with the same cracked-4-inch-slab pattern as Buenaventura Lakes and the same HOA reviews.

Orange County permits concrete work that other counties do not
Orange County's published guidance is the most sweeping in our territory: any time you are pouring concrete or placing pavers, a permit is required. That is a real difference from unincorporated Osceola, where a detached patio slab outside setbacks is generally treated as flatwork, and from Polk, where location decides the question.
The county also publishes a specific driveway detail for work in its right-of-way: a minimum of six inches of three thousand psi concrete with no steel reinforcement in the right-of-way section including the sidewalk crossing, and driveways set back a minimum of three feet from the property line. Which south Orange communities this page covers
This page exists for the part of south Orange County that is close to Kissimmee and is not covered by our sister brands in West Orange. That means the communities along the Osceola line and the southern edge of Orlando: Hunters Creek, Meadow Woods, Southchase, Williamsburg, Taft, Pine Castle, Sky Lake, Oak Ridge and the Lake Hart area. Those are typically a fifteen to twenty-five minute drive from our Kissimmee base, closer than several of the Polk towns we serve.
What this page does not cover is Windermere, Dr. Phillips, Horizon West, Winter Garden, Ocoee, Apopka and the rest of West Orange, or Lake Nona. Those areas have their own coverage elsewhere, and we do not publish competing city pages for them. Soil and drainage on this side of the line
The soils in south Orange are continuous with Osceola's: the same flatwoods association of Smyrna, Myakka, Immokalee and EauGallie fine sands, poorly drained, with a wet-season water table close to the surface, and the same depressional Basinger and Placid phases in the low areas. The base method is therefore the Osceola method rather than the ridge method: compact the subgrade, undercut soft material, build the base in lifts, slope the slab to shed, and design where the water goes.
What differs is the stormwater context. Much of south Orange was developed later and under stricter stormwater rules, so the lots were graded to drain to a designed system of swales, inlets and ponds. A patio or a deck that blocks that route causes a problem for a neighbour rather than for the owner, which is a good reason to establish the lot's drainage path before designing anything.
What we take on this side of the line
South Orange work comes to us mostly by referral from customers who have moved, or from people who live in Hunters Creek, Meadow Woods or Southchase and found this site looking for Osceola information. We are glad to quote it: these communities are fifteen to twenty-five minutes from our base, closer than several places we serve regularly.
What we do not do is publish a page for every south Orange community and compete with our own sister brands for the same customer. The pages here cover the rules and the ground conditions, and if you want the work done you can call. That is a deliberate choice about how many pages this site should have, and it is the same reason there is no page here for Windermere, Winter Garden or Lake Nona.

Travel and scheduling from Kissimmee
Hunters Creek, Meadow Woods and Southchase are fifteen to twenty minutes from our base outside peak hours, which makes them among the closer parts of our service area. Williamsburg, Taft and the Lake Hart area are similar. That means we can take smaller jobs here than we can in Polk County, including single panel repairs and small pads, without travel dominating the price.
The practical caveat is the John Young Parkway and Orange Blossom Trail corridors at rush hour, which can double those times. Deliveries and pours are scheduled early for that reason, which suits the concrete anyway.
Soil and stormwater, one more note
Much of south Orange was developed after Florida's stormwater rules tightened, so lots here were graded to a designed system of swales, inlets and retention ponds, and the as-built grading is recorded. That is an advantage when it is respected and a liability when it is not: a patio or deck that blocks a designed route sends water to a neighbour, and on a plat where the route is documented that is straightforward to demonstrate.
So the first thing we establish on a south Orange lot is where the lot is supposed to drain. It takes a hose and ten minutes, and it decides the elevation of everything we build.

In unincorporated Orange County, yes: the county's guide says pouring concrete or placing pavers requires a permit (pavers through Zoning). We file it.
