Solterra Resort's architectural guidelines for driveways, concrete and pavers

From the Solterra Resort Homeowners Association Architectural Guidelines, Standards & Criteria (August 18, 2020): expanded driveways may be no more than three cars wide; 'No additional walking area may be added to expanded driveways'; 'Painting or staining of concrete paved surfaces is prohibited. Concrete surfaces may be sealed in a clear matte finish and a request must be submitted to the Reviewer'; 'Additional sidewalks in any location require' approval; parking is limited to the garage and driveway. Requests for pavers or tile require a lot survey with a sketch of the area and a sample of the material.

The most specific driveway rules in our territory

Solterra Resort's published architectural guidelines say more about paving than any other document we have read in this market. An expanded driveway may not exceed three cars in width. No additional walking area may be added alongside an expanded driveway. Painting or staining of concrete paved surfaces is prohibited, and concrete surfaces may be sealed in a clear matte finish only, with a request submitted first. Rear setbacks are stated for structures and pool decks. Applications are expected to include a survey of the lot, a sketch of the proposed work and a material sample, and the board may require the installer's certificate of insurance naming the association, with general liability and workers compensation. An incomplete application gives the applicant fifteen days to complete it.

How those rules change the design conversation

The three-car cap is the one that most often changes a plan. An owner with two cars, a work van and guest parking wants four spaces, and the guidelines do not allow the driveway to grow to hold them. The alternatives are a parking court set back from the driveway where the guidelines permit it, or accepting three.

The prohibition on painting and staining is the second. Owners who want colour on a concrete surface cannot get it through a coating here, which is why a significant share of Solterra colour projects become paver projects. And the clear matte sealer requirement means even a maintenance sealing on concrete goes through a request, which owners routinely do not expect. We put all three in the proposal so the constraint is visible before any material is chosen.
