Scheduling in a turnover gap
- The manager sends the booking calendar; we pick a gap: one night for sealing, two for a repair, three to four for a deck overlay, five to seven for a rebuild.
- Material is staged the day before check-out (pavers, coping, sand) in the driveway or garage with the manager's OK.
- Work starts the morning of check-out; coping mortar goes in on day one so it has 48 hours before guests.
- Sealer is applied on the last morning; walkable in four hours, dry for evening check-in.
- The manager gets photos and the permit or ARC letter for the file; we leave spare pavers boxed in the garage.
Group days: several homes under one manager cleaned on day one and sealed on day two bring the per-home price to the low end of the range.
Sign-off from the manager, the HOA and the county
Every resort community reviews visible changes. Solterra's guidelines are verified and cap expanded driveways at three cars, prohibit painted or stained concrete, and allow the Board to require the installer's insurance certificate naming the association (Solterra Resort). Windsor Hills, Windsor Palms, Emerald Island, ChampionsGate, Storey Lake and the Reunion sections use management forms whose written criteria we have not published; Reunion's three management companies are listed on the Reunion page. Owner checklist
- Give the manager and us the same spec (use the project brief).
- Ask for the ARC letter and the permit number for the file; a buyer's inspector will.
- Keep a box of spare pavers in the garage.
- Put sealing on a two- to three-year cycle in the maintenance budget.
- Tell the cleaning crew to use a wide tip and to stay off the joints.
The turnover math
A short-term rental in Four Corners, ChampionsGate, Reunion or Windsor Hills that is booked at seventy percent occupancy has roughly nine free days a month, and they are rarely consecutive. That is the real constraint on hardscape work, not the weather. So we plan resort jobs backwards from the calendar the property manager sends us.
Rough durations to plan against: a paver pool deck overlay on an existing sound deck, three to four days; a full deck rebuild, five to seven; a paver driveway with the old concrete removed, three to five; sealing an existing deck, one day plus 24 hours of cure before furniture returns; a concrete repair of one or two panels, two days. Who signs off, in order
Rental communities have more layers than a normal subdivision. The property manager schedules and usually holds the gate access. The association's architectural committee approves the change, and in Reunion that means one of three management companies depending on which product type your home is. The county issues the permit where one is needed, which for a pool deck overlay in unincorporated Osceola often means none, and for a driveway means the county driveway permit. And the owner, who may be out of state, signs the application and the notice of commencement.

A pre-season checklist
Before the winter season, when occupancy climbs and gaps disappear, five things are worth checking while there is still a calendar to work with. Walk the entry sequence and look for any lip over a quarter of an inch on the path from the driveway to the front door. Tap the pool deck near the coping for hollow areas. Look at the joints across the paver field and note anywhere the sand has dropped below the chamfer. Check where the downspouts discharge relative to the hardscape edge. And run the irrigation and watch whether any head reaches the deck or the drive.
Four of those five are cheap to fix now and expensive to fix in February. The fifth, the irrigation, is usually a twenty-minute job for a technician and prevents the staining that otherwise reappears every season no matter how often the deck is cleaned.

Does a paver deck raise the nightly rate?
