Sealer types compared
Which sealer goes on which surface?
Three families. Film-forming acrylics (solvent- or water-based) sit on top, give a wet or satin look, and need re-coating every two to three years; over moisture they haze white. Penetrating sealers (silane/siloxane, fluoropolymer) soak in, leave the look natural, breathe, and last three to five years; they are the only choice for travertine and marble. Joint-stabilizing sealers do both jobs on pavers by hardening the polymeric sand. Porcelain needs none.

Failures we fix and what caused them
White, cloudy pavers: a film sealer applied over moisture or over unfinished efflorescence. Peeling: film over a dusty or previously sealed surface. Slick pool deck: glossy film with no grit. The mistakes that cost the most
Sealing too early. New concrete needs 28 days; new pavers need 60 to 90 days so efflorescence can work its way out. Sealing over either traps moisture and the sealer clouds.
Film over a damp substrate. The most common failure we are called to fix. A deck sealed the morning after a rain, or a paver field sealed while the bedding sand is still wet, turns milky white within days. Stripping it is more work than the original sealing.
A film-forming sealer on travertine or marble. Calcareous stone holds moisture and moves it; a film traps it, and the stone hazes or spalls at the surface. Penetrating only.
Gloss on a pool deck without grit. A high-sheen acrylic on a wet deck is genuinely dangerous. Anti-slip aggregate broadcast into the final coat solves it and costs almost nothing.
Recoating without stripping. Acrylic builds up, and each layer traps more of what is under it. There is a point where the only correct answer is to strip back and start again.
What we seal, and when
Poured concrete driveways: usually nothing, unless the owner wants stain resistance, in which case a penetrating product at 28 days. Stamped and coloured concrete: a solvent-based acrylic at 28 days, renewed every two to three years, with grit where feet go. Concrete pavers: clean, re-sand with polymeric sand, then a joint-stabilizing sealer at 60 to 90 days and every three to four years after (Paver Sealing & Cleaning). Travertine and marble: penetrating stone sealer at handover, renewed every two to three years on a sunny deck. Garage floors: the coating system carries its own top coat and needs nothing else (Epoxy & Polyaspartic Garage Floors).
One rule cuts across all of them. A sealer is a maintenance product, not a repair. Sealing a stained surface locks the stain in, sealing a moving slab does nothing for the movement, and sealing a paver field with washed-out joints just glues the problem in place. Clean, repair, re-sand, then seal, in that order.

Reading a sealer label
Four things on the container tell you most of what matters. The chemistry, which will say silane, siloxane, acrylic, urethane or epoxy, and determines whether it penetrates or forms a film. The solids content, which determines how much material is actually left after the carrier evaporates. The carrier, solvent or water, which affects the sheen, the smell and the recoat behaviour. And the substrate list, which tells you whether the manufacturer intends it for concrete, for pavers, for natural stone or for all three.
The label will also carry a coverage rate, and exceeding it is the most common application error. More sealer is not more protection; on a film-forming product it is a thicker film that traps more moisture and fails sooner. Two thin coats beat one heavy one on every product we use.
How often is too often
Over-sealing is a real and common problem, particularly on paver driveways where an owner has engaged a different company each time. Each acrylic application adds film, each film traps more of what is beneath it, and after three or four cycles the surface looks plastic, hazes in patches and becomes slippery when wet.
The signal to seal is not the calendar; it is the surface. Water no longer beading, colour looking flat and chalky, joint sand loosening at the edges. If those signs are absent at the three-year mark, wait. A field that looks good and sheds water does not need another coat, and the money is better kept for the re-sanding it will eventually want.
Questions we get about this
Wet look or natural?
Wet look is a film acrylic with more maintenance and slip risk; natural is a penetrating sealer with longer life. Stone must be natural.
Why did my pavers turn white?
A film sealer trapped moisture or efflorescence. Strip and re-seal dry with a breathable product.
What sealer for travertine?
Penetrating and breathable only, with an anti-slip additive on pool decks.
How often?
Film: every two to three years. Penetrating: three to five. Rental decks: every two to three regardless.
How do I know when it is time to re-seal?
Water stops beading and the colour looks flat and chalky. On a paver field, joint sand starting to loosen at the edges is the other signal.
Can I seal it myself?
Yes, and plenty of homeowners do. The two things that go wrong are sealing a damp surface and applying too much, both of which are harder to undo than to avoid.
