Questions about the concrete itself
What is the difference between cement and concrete? Cement is the powder that binds; concrete is the finished material of cement, water, sand and stone. Nobody pours a cement driveway, though almost everybody calls it that, and we know what you mean.
Why is my new slab a different colour in places? Usually uneven curing, sometimes plastic sheeting touching the surface, sometimes a difference between two truckloads. Most of it evens out over the first year.
Why does new concrete look blotchy after rain? Moisture moves through the slab unevenly as it cures, so the surface dries in patches for the first few weeks. It is not a defect.
Can concrete be poured in winter here? Easily. Central Florida rarely gets cold enough to matter, and the cooler months are the best pouring season because there are six or seven rain days a month instead of sixteen.
What is efflorescence? Soluble salts moving to the surface and crystallising, which looks like a white haze. On new concrete it usually weathers off; on pavers it is common in the first wet season and is cleaned before sealing.
Questions about living with it
Should I seal a plain concrete driveway? Not necessarily. A penetrating sealer helps with stain resistance and makes rust and oil easier to remove later, but plain broom-finish concrete is perfectly serviceable unsealed.
How do I clean it? A surface cleaner at moderate pressure and the right chemistry for the stain. Identify the stain first, because rust, tannin, oil and efflorescence each need a different product and using the wrong one can set the stain.
Does homeowners insurance cover a cracked driveway? Usually not for settling, roots or wear. Sudden damage from a covered event sometimes is. We provide photographs and a written assessment for a claim.
How long does a concrete driveway last here? Twenty-five years and more when the base was built and the water is managed. The 1980s slabs we replace across Buenaventura Lakes and Poinciana had neither.
Can I add a section myself and have you do the rest? We would rather not split a slab between two crews, because the joint between them is where the argument lands if anything moves.

How thick should a concrete driveway be in Florida?
Four inches for cars on a compacted base, six with a rebar grid for boats, RVs and trucks. The Florida Building Code's residential minimum for a slab on ground is 3½ inches (R506). 4-Inch vs. 6-Inch Concrete.
3,000 or 4,000 PSI for a driveway?
3,000 to 3,500 psi for cars; 4,000 for heavy loads. Strength beyond the load does not prevent cracking; base and joints do.
Rebar, wire mesh or fiber?
Fiber plus #4 rebar at the edges on 4-inch work; a #4 grid on chairs in 6-inch slabs. Wire mesh that ends up on the bottom of a 4-inch slab does nothing. Rebar vs. Fiber vs. Wire Mesh.
How long before I can walk or drive on new concrete?
Walk after 24 to 48 hours, park a car after 7 days, heavy vehicles after 28 days. Heat speeds the surface set, not the strength curve.
Will my concrete driveway crack?

Why does new concrete look blotchy?
Uneven curing and moisture: a slab that dried faster in one area than another, or was covered unevenly. It evens out over months; a light acid wash or a penetrating sealer can even the tone sooner.
What is the difference between cement and concrete?

Should I seal a new concrete driveway?
Optional on broom concrete; a penetrating sealer after 28 days helps with oil and rust stains and is standard on stamped concrete.
How long does a concrete driveway last in Central Florida?
Twenty-five to thirty years or more on a compacted base with joints and water kept off the edges; the 1980s slabs poured on raw sand in Buenaventura Lakes lasted about that long with no base at all.

Can you pour concrete in the rain?
Not in it. In the rainy season we start at first light and finish and cover before the afternoon storms; more than a 60 percent chance before 2 p.m. moves the pour. Pour Calendar.
What slope does a patio need?
At least ⅛ inch per foot away from the house; on flat Kissimmee lots that usually means a slot drain at the far edge.
Can you match my existing driveway when adding a section?
Finish and joint layout, yes; color will be lighter for about a year. A straight joint at the seam makes it read as intentional.
Do you pour over septic drainfields?

What is control-joint spacing?
About 10 feet on a 4-inch slab (roughly 2½ times the thickness in feet), cut to a quarter of the depth within 12 hours, per ACI 332 guidance.
Asphalt or concrete for a driveway in Florida?
Concrete: asphalt softens in Florida heat and needs sealing every few years; it is rare on residential lots here except long rural drives.
