The short version for Buenaventura Lakes

A BVL driveway replacement runs $8.50–$13.50 per sq ft for the new 4-inch slab plus $2 to $4 per square foot to remove the old one (Q3 2026 Cost Index): roughly $4,200 to $8,400 all-in for a 400- to 480-square-foot two-car drive. BVL is unincorporated Osceola County, so the county driveway permit and the 24-foot width rule apply, and there is no HOA on most streets. Two to three days on site.

What comes out of a BVL driveway

Landstar poured these drives from the late 1970s into the early 1990s as 4-inch slabs directly on graded Smyrna and Myakka fine sand, no base, no edge steel, joints far apart. Forty summers of a 12-inch water table and a downspout at the slab edge later, the pattern is the same on every street off Buenaventura Boulevard and Florida Parkway: a stepped panel at the garage, a diagonal crack from the apron corner, panels rocking on washed-out sand. When it comes out we find clean sand under it, which is good news: proof-rolled and topped with 4 inches of compacted limerock, it is a fine subgrade. Our replacement is 4 inches of 3,000 to 3,500 psi with fiber and #4 edge bars, joints at 10 feet cut within 12 hours, sloped to the street, downspouts extended past the slab. Permit, width and oaks

BVL is entirely unincorporated Osceola County: a county driveway permit is required for construction or widening under §22-50.6, width is capped at 24 feet without a conditional use, the Building Office at 1 Courthouse Square (407-742-0200) reviews residential applications in about 3 to 5 days, and jobs of $5,000 or more record a Notice of Commencement. Many BVL drives were widened over the years with an unpermitted ribbon; we measure the total before quoting a widening. Live oaks planted in the 1980s now lift the drive edge and the walk on many lots; a root barrier at pour time costs little (Live Oak Roots and Driveways: What Lifts a Slab and What to Do). Worked example

A typical BVL two-car replacement

18-by-24-foot drive (432 square feet), 1984 slab in four panels with a 2-inch garage step and a broken apron corner. Removal $860 to $1,730, new 4-inch drive at $8.50 to $13.50 ($3,670 to $5,830), apron to the county detail, root barrier at the oak ($250 to $400). Three days after the county permit; cars on day 10. Ranges from the Q3 2026 index, not a quote.

Should I replace my BVL driveway in concrete or pavers?

Most BVL owners choose concrete: it costs about 40 percent less than pavers, matches the street, and with a real base and edge steel it will outlast the original by decades. Pavers make sense if you want the look, expect utility work through the drive, or plan to widen later with matching units; the comparison page has the numbers. Resurfacing is rarely right in BVL because the slabs are moving, not just worn.

Vintage

A neighbourhood built in one decade, failing on one schedule

Buenaventura Lakes went in as a Landstar Homes development from the late 1970s through the 1990s, which means most of the driveways on a given street were poured within a few years of each other, to the same specification, by the same crews. They are failing on the same schedule too, which is why the street can look like a coordinated replacement programme once one neighbour starts.

The specification then was about four inches of concrete on graded native sand, with wire mesh that was laid on the ground rather than chaired, and control joints that were often tooled shallow or left out. Nothing about that was unusual for the period. It simply has no margin on Smyrna and Myakka fine sand, where a wet-season water table around twelve inches and roof water at the slab edge remove support from underneath.

What the neighbours' driveways tell us

Because BVL went in street by street on a single programme, the driveways on either side of yours are the best available forecast for what yours will do. On a site visit we look at them: whether they have been replaced, where they have stepped, which way the cracks run. A street where three of the last five houses have replaced is a street where the original construction has reached its end, and that is worth knowing before deciding between a repair and a replacement.

It also helps with the practical side. Neighbours who are considering the same work in the same season share the mobilisation, and on a street where several drives are due it is worth asking before scheduling. The numbers improve for everyone and the street ends up looking coordinated rather than patched.

Questions we get about this

Do I need a permit in BVL?

Yes; the Osceola County driveway permit for a new or widened driveway. We pull it.

Can I go wider than 24 feet?

Only with a conditional use approved by the county. Most BVL lots fit 20 to 24 feet.

What if only one panel is bad?

We price the panel and the full replacement; in BVL the other panels are usually on the same clock.

How long before I can park?

Seven days for cars, 28 for heavy vehicles.

Why do so many BVL driveways fail at the same time?

Because they were poured within a few years of each other to the same specification. Same construction, same soil, same roof water, same outcome.

Is BVL in the City of Kissimmee?

No. Buenaventura Lakes is unincorporated Osceola County with a Kissimmee mailing address, so the county driveway permit and the twenty-four foot width cap apply.
