Why is my BVL driveway sinking at the garage?
The roof edge or a downspout dumps every storm at the slab edge, and Smyrna sand loses support quickly once water runs through it; the panel drops and cracks. It is the single most common driveway failure in the neighborhood. Extend the downspout past the slab first; then the panel can be lifted or replaced and it will stay put.

When one panel is worth fixing and when it is not
We get called to BVL for a single stepped panel at the garage more than for anything else. The honest assessment usually goes like this. Tap the other panels. If they ring solid and the cracks in them are hairline and level, replacing the one failed panel and fixing the downspout buys real years, and it costs a fraction of a replacement. If two or three panels sound hollow or show a step, the base under the whole drive is going and a panel is a deposit on a job you will do anyway.
The middle case is the awkward one: one bad panel, one suspicious panel, and a homeowner who is not selling for five years. There we will do the repair and say plainly that the second panel is likely inside that window, so the decision is a cash-flow choice rather than a technical one.
The repairs that are almost always worth it
Independent of the driveway's overall condition, three BVL repairs pay for themselves. Extending a downspout past the slab edge, which costs very little and removes the cause of most panel settlement. Routing and sealing tight cracks so water stops entering the base through them. And grinding or replacing a trip lip on a front walk, which is a liability question as much as a maintenance one, particularly on a rental.
The repair that is almost never worth it is a surface patch over a moving crack. Bagged mortar troweled over a crack that has a step in it fails at the bond line within a year and makes the eventual proper repair harder, because the patch has to come off first. The downspout fix, in detail
The single highest-value thing on most BVL lots costs very little. A downspout that discharges within a foot of the slab edge is putting several hundred gallons a storm into the fine sand under it, and that is what hollows out the panel. The fix is to carry the discharge past the edge of the slab and onto grass or into a swale, either with a rigid extension, a buried drain line to a pop-up emitter, or a splash block long enough to actually move the water.
We do it as part of a repair and we recommend it even when no repair is being done, because it slows the deterioration of the slab you already have. It is the rare piece of advice on this site that costs almost nothing to act on.
Selling a house with a failing driveway
Two routes and both are defensible. Replace it, which is the larger spend and removes it as a negotiating point, and on a street where several neighbours have replaced it is what buyers now expect. Or disclose it, price the house accordingly and let the buyer deal with it, which is cheaper and honest.
What tends not to work is a cosmetic repair that makes a failing driveway look sound for a viewing. Inspectors tap slabs, the void is found, and the credibility cost across the whole transaction is worse than the driveway ever was.
