The short version for Buenaventura Lakes

Resurfacing a sound BVL slab with a polymer overlay runs $5.00–$9.50 per sq ft (Q3 2026 Cost Index), about half of a new pour, and it is the right answer for perhaps one drive in five here: the ones that were poured on better ground, never had a downspout at the edge, and are worn and stained rather than cracked and stepped. For the rest, an overlay follows the movement within a season and the money is better spent on replacement.

The test that decides

We tap the slab with a hammer for hollow spots, run a string line across the panels for offsets, and hose the drive to see where water goes. Hairline cracks, no offset, solid sound: resurface. Any panel stepped more than ¼ inch, any hollow area, or a crack you can fit a coin into: replace (Resurface vs. Replace). On a resurfacing, cracks are routed and filled, the surface is pressure-washed and etched or ground, rust from well irrigation is removed with the right cleaner (Rust Stains From Well-Water Irrigation: Identify, Remove, Prevent), and a polymer-modified overlay goes on in a knock-down, spray or broom texture, sealed after 24 hours.

No permit, and what to expect

Resurfacing is maintenance in Osceola County; no permit and, in BVL, no HOA on most streets. Ten to fifteen years of life on a sound slab with a re-seal every three to five years. In the rainy season overlays are placed early on a clear morning, because a downpour on a fresh overlay ruins it (Pour Calendar). Details: Concrete Resurfacing & Overlays.

Worked example

A sound 1990 drive off Simpson Road

400 square feet, worn and rust-stained, hairline cracks only, no offsets, solid tap test. Rust removed, cracks routed and filled, surface profiled, broom-textured overlay, penetrating sealer. At $5.00–$9.50 per sq ft: $2,000 to $3,800, versus $4,200 to $8,400 to replace. Two days plus cure. Ranges from the Q3 2026 index.

Can I resurface my BVL driveway instead of replacing it?

If it is sound: hairline cracks only, no panel stepped more than a quarter inch, no hollow sound when tapped. That describes a minority of BVL's 1980s drives. If yours is stepped at the garage or rocking on voids, an overlay will crack the same way within a season; we say so on the site visit and price the replacement instead.

Suitability

The one question that decides it in BVL

Resurfacing a Buenaventura Lakes driveway is attractive because it costs about half of a replacement and transforms the look in two days. It is also the most common wasted spend in the neighbourhood, because the slabs are forty years old on no base and most of them are moving. An overlay is a surface treatment; it inherits every void and every step under it.

So the question is whether the slab is stable, and it is answered with a tap test, a string line across every crack and a hose test of where the roof and irrigation water actually go, not with a look from the kerb. A 1985 slab that passes all three is a genuinely good candidate, and there are some: the ones on lots where the downspouts happen to discharge away from the drive.

A candid pass rate

Of the BVL driveways we have inspected specifically for resurfacing, the majority have failed at least one of the three tests, most often the tap test. That is not a sales position; it is what a forty-year-old four-inch slab poured on unprepared fine sand with roof water at its edge does. The ones that pass tend to share a feature, usually a roof and gutter arrangement that happens to discharge away from the drive.

So the honest expectation for a BVL owner asking about resurfacing is that it is worth testing for and probably will not apply. Where it does, it is excellent value and we say so. Where it does not, we would rather tell you at the door than take the money and have the cracks come through next summer.

The upside

If the slab passes, what you get

A driveway that looked forty years old looking new for ten to fifteen, at roughly half the cost of replacement, in two to three days with the vehicle off the drive for four. On the BVL slabs that do pass the tests, it is the best value job on this site.

What we do first is fix the reason the slab survived being questionable, which is usually nothing at all, and the reason it might not survive the next decade, which is usually the downspout. Resurfacing over a slab while roof water keeps running under its edge is spending half the money and starting the clock again.

Questions we get about this

How long does a resurfaced drive last?

Ten to fifteen years on a sound slab, with a re-seal every three to five.

Will it hide the rust stains?

Yes, once removed with an iron cleaner; the stains return on the overlay unless the sprinklers are adjusted.

Can you change the color?

Yes; integral color in the overlay or a textured two-tone finish.

Do I need a permit?

No; resurfacing is maintenance.

Can a forty-year-old driveway be resurfaced?

Only if it is stable: no hollow panels, no steps across cracks, and water that runs away from it. Most BVL slabs of that age fail at least one of those tests.

How long does a resurfaced driveway last?

Ten to fifteen years on a sound slab with a re-seal every three to five years. On a moving slab, one or two seasons.
