Concrete Repair in Davenport, FL
The short version for Davenport
Concrete repair in Davenport is dominated by early failures on builder driveways from the last decade, settled where the base was placed dry on Candler sand, plus older walks and drives in the historic town. Routing and grinding are minimum-charge visits; a replaced panel or apron runs at new-pour rates ($8.50–$13.50 per sq ft) plus removal. Same-footprint repair needs no permit; an apron in the county right-of-way does.
Why new driveways here crack early
Ridge sand does not compact dry. Production crews set forms and poured the same week on base that had never been wetted, and the first rainy season did the compaction, dropping the apron and cracking the panel at the garage. Repair on those drives means a base rebuilt wet and compacted in lifts under the new section, an apron at 6 inches with edge steel, and an honest word about the other panels, which are on the same base (Resurface vs. Replace, Why Concrete Cracks in Osceola County (and Which Cracks Matter)). In the historic town, 1920s–1960s walks are lifted by oaks; those get a root barrier and a replaced panel (Live Oak Roots and Driveways: What Lifts a Slab and What to Do).
Permits
Same-footprint repair is not permitted separately in Polk County; sidewalks and driveway portions in the right-of-way or within setbacks are, and drainage requirements apply (Polk County (unincorporated), 863-534-6080). Inside the historic city limits the City of Davenport reviews. HOAs get a note on visible repairs; Solterra bars painting or staining concrete to match (Solterra Resort). A Cascades garage-edge panel
One 10-by-12 panel dropped 1 inch at the garage on a 2019 drive, apron intact. Panel removed ($240 to $480), base wetted and rebuilt, new 4-inch panel doweled and poured ($1,020 to $1,620), joint at the garage. One day. Full-drive replacement quoted alongside because the other panels sit on the same base. Ranges from the Q3 2026 index.
My Davenport driveway is only five years old and already sinking. Is that normal?
It is common here, and it is a base problem, not a concrete problem. Candler ridge sand packs only when wet; a base placed dry in summer settles in the first rainy season and takes the slab with it. A panel replaced over a wetted, compacted base stays put; the rest of the drive is on the original base and may follow, which is why we quote both.

Two different repair populations in one town
Davenport's concrete splits into two groups that need different conversations. The historic town core and the older unincorporated pockets have driveways from the 1950s through the 1980s, thin slabs on unprepared ridge sand, and at that age the repair question is usually the replacement question. The resort and subdivision phases from 2005 onward have much younger concrete, and their failures are specific and fixable: base consolidation at a loaded edge, a settled apron where a utility trench crossed, a cracked lanai slab at the enclosure footer.
Telling which population a property belongs to takes one look at the plat date and one tap test. It changes the advice completely, and it is the reason a single price per square foot for concrete repair across a town like this is close to meaningless.
What consolidated base looks like from above
| Symptom | What it usually means on ridge sand | Repair |
|---|---|---|
| A dished area in the middle of a slab | Base consolidated under a concentrated load | Lift, or remove and rebuild the base under that panel |
| A step at a construction joint | Differential consolidation between two pours | Replace the lower panel with a rebuilt base |
| Apron settled at the street | Utility trench backfill consolidating | Replace the apron section to the county detail |
| Cracking radiating from a downspout | The one place water concentrates on a free-draining lot | Extend the downspout, then repair |
| Hairline map cracking only | Surface, not structural | Seal or resurface |
| Lanai slab cracked at the enclosure footer | Restrained edge | Seal; replace only if there is a step |
Checking the builder warranty first
On the newer Davenport subdivisions, a driveway or lanai slab showing a dished area or a step within the first few years is often a base consolidation issue from the original construction rather than anything the owner has done. Many of those homes are still inside a builder warranty period, and a defect that the builder should address is money the owner does not need to spend.
So when we inspect a house built since about 2018 we say so, put the observation in writing with photographs, and suggest the owner raise it with the builder before commissioning us. It costs us the job more often than not. It is still the right advice, and it is the kind of thing worth knowing about whoever you end up hiring.
What a consolidation repair involves
Unlike a washout repair, where fixing the water is half the job, a consolidation repair is mostly earthwork. The affected panel comes out, the base under it is excavated to sound material, and it is rebuilt in wetted, compacted lifts with a probe check after each. Then the panel is re-poured, doweled to its neighbours with an expansion joint at each edge.
Because the cause is the original base rather than an ongoing water problem, a properly rebuilt panel here does not recur. That is a meaningful difference from a flatwoods washout, where the same repair without addressing the drainage buys only a few years.
Questions we get about this
Lift or replace?
Lift a sound, uncracked panel after the base is stable; replace a cracked one.
Do I need a permit?
Not for same-footprint repair; the apron in the right-of-way, yes.
Can you stain the new panel to match?
Not in Solterra; elsewhere a light tint, and the color evens out in a year.
What about the historic-town walks?
Root barrier and panel replacement over a compacted base.
My driveway sank in the middle rather than at the edge. Why?
On ridge sand that usually means the base consolidated under a concentrated load rather than washing out. The repair is the same: rebuild the base under that panel.
Is a 1960s Davenport driveway worth repairing?
Rarely more than once. At that age on unprepared ridge sand, we price the repair and the replacement together so the choice is made with numbers.
