Paver Driveways in Reunion, FL
The short version for Reunion
A Reunion driveway rebuild runs $20.00–$34.00 per sq ft in the premium lines the streetscape uses, or $14.00–$22.00 per sq ft in standard pavers where a section allows it (Q3 2026 Cost Index). Widening needs the Osceola County driveway permit (24-foot limit) after the section's management company approves; the builder's 2004–2015 base settled on dry ridge sand and is rebuilt wet under the same or new pavers.
Matching a resort streetscape
Reunion's sections were built with specific premium blends and borders, and a rebuild is judged on how well it disappears into the street. We identify the original line, source the current equivalent from Belgard, Tremron or Oldcastle, and use original units at the visible seams. Section: 6 inches of limerock wetted and compacted, restraint on the base, 80 mm pavers, concrete apron to the county detail, polymeric sand (Paver Driveways; ridge base in Paver Base on Flatwoods Sand vs. Ridge Sand: Osceola and Polk Are Not the Same). Estate lots add pillars, bands and integrated lighting (Outdoor Lighting).
Approval and permit
Artemis Lifestyles (407-705-2190) for single-family and most condo sections, Greystone (407-645-4945) for the Villas, Southwest (407-656-1081) for the Terraces; the packet shows the survey markup, blend, pattern and border (HOA / ARC Packet Checklist). Then Osceola County's driveway permit for construction or widening under §22-50.6, 24-foot maximum, Building Office at 1 Courthouse Square (407-742-0200). Rental homes are scheduled between guests. Unincorporated Osceola County; Permit & Jurisdiction Finder.
A Carriage Pointe rebuild with lighting
520-square-foot 2007 driveway settled at the garage, premium blend discontinued. Lifted and rebuilt on a wetted 6-inch base with the current equivalent line, original units at the apron seam, charcoal double border, eight paver lights in the border on a transformer. Field at $20.00–$34.00 per sq ft: $10,400 to $17,700; lighting $1,400 to $2,600. Five days after Artemis approval and the county permit. Ranges from the Q3 2026 index.
Can I change my driveway pavers to a different color in Reunion?
With your section's management approval, within the palette the community's guidelines allow, which we have not published because we have not verified the written criteria. In practice the committees approve blends that match the streetscape and reject ones that stand out; we bring samples of the current equivalent lines to the site visit so the packet shows a match.

Driveways on a golf-course resort lot
Reunion's streets are narrow by design, many homes sit on a curve, and a fair number of driveways are short with a turning movement right at the garage. That geometry, rather than the traffic, drives the specification. Short drives with a turn concentrate steering loads in a small area, which is exactly where edge restraint and base compaction get tested.
On those we run a concrete edge restraint on the turning side rather than spiked aluminium, use eighty millimetre pavers throughout, and pay attention to the transition at the street, because a lip at the apron on a narrow curved street is where a rental car scrapes. Curved fields also carry a higher waste factor for cuts, which we state in the proposal rather than absorbing into a square-foot number that then looks inexplicably high.
What to do about an original concrete drive
Many Reunion homes still have their original poured concrete driveways from the 2004 to 2015 build-out. At that age they are typically sound but tired: hairline map cracking, joint edges spalled, staining at the parking spots, and a colour that has gone grey and blotchy. There are three sensible paths and they differ by a factor of three in cost.
Clean and seal is the cheapest and changes little. Resurfacing with a textured overlay renews the surface for ten to fifteen years on a sound slab and can take colour and a pattern. Replacing with pavers changes the look completely, adds repairability, and needs architectural approval. For a rental competing on photographs, the second and third options are the ones that show up in the listing, and we price all three so the choice is made with numbers.
Short drives, tight radii and rental cars
Reunion's streets curve and several driveways meet them at an angle, which means a driver turning in at anything above walking pace clips the inside edge. On a paver field that is where the outside course rolls; on a concrete apron it is where the corner breaks.
Two design responses help. Widening the radius at the street where the right-of-way allows it, so the turn is less severe. And building the inside edge as a poured concrete restraint set flush, so the course that takes the hit has something continuous behind it. Neither is expensive at build time, and both are cheaper than repairing the same corner every few years.

Questions we get about this
Who approves a driveway change?
Your section's management company; then the Osceola County driveway permit for widening.
Can you match the original blend?
From the manufacturers' current lines, with original units at the seams.
Why did the base fail?
Placed dry on ridge sand; rebuilt wet and compacted it holds.
Lighting at the same time?
Yes; conduit goes in under the pavers before the field is laid.
Do short driveways cost less per square foot?
No, usually more. Fixed costs like mobilisation, the base crew day and the cutting on a curved field do not scale down with area.
Should I resurface or replace my original concrete drive?
If the slab is sound, resurfacing renews it for ten to fifteen years at about half the cost of replacement. If it is moving, neither resurfacing nor pavers over the top will hold.
