ARC first, county second
The ARC application needs a site plan or survey markup, product name, color, pattern, edge detail and a sample; each village has its own accents and joint-sand color has been a reason for rejection. Complete packets submitted before the agenda deadline are decided at the third-Monday meeting; Town Hall at 851 Celebration Avenue (407-566-1200 ext. 2206) has the current Design Guidelines for owners. Then the county: unincorporated Osceola requires a driveway permit for construction or widening under §22-50.6 with the 24-foot limit, at the Building Office, 1 Courthouse Square (407-742-0200). A Lake Evalyn alley apron
18-by-22-foot apron (396 square feet) of 1998 tumbled pavers, dipped 1½ inches where the alley drains across it, outside course rolled. Lifted, base rebuilt to 6 inches with the alley edge regraded to a swale, restraint set, original units reset with 30 replacements from a matched lot placed at the garage line, polymeric sand, seal at 60 days. Can I widen my driveway in Celebration?
Only with ARC approval and within the county's 24-foot limit. Front-loaded lots in North and South Village have little room before the setback and the street trees; alley lots are limited by the garage line. Most widening requests here end up as a paver parking strip beside the apron, which the committee reviews the same way as the driveway.

What the Pattern Book actually controls
Celebration was master planned in the mid 1990s with architectural covenants that are unusually specific for Florida, and driveways are one of the things they reach. Approved paver products, patterns, colours and edge details are set out in the community's design guidance, and the architectural review committee meets monthly, on the third Monday, to consider applications. That cadence is the real schedule constraint: miss a meeting and the job moves a month.
Two details catch people out. The first is that joint sand colour and border courses are part of what gets reviewed, not just the field paver. The second is that the villages are not identical; North Village, South Village, Lake Evalyn, West Village and Artisan Park each carry their own accents, so an approval from a neighbour's project two streets over is not a precedent. We submit the product, the pattern, the colour and the edge detail together, with photographs, which is what the committee is looking for.
Alleys, rear garages and where the driveway actually is
A large share of Celebration homes are rear-loaded from an alley, which means the driveway is a short apron between the alley pavement and the garage rather than a run from the street. Those are small jobs with awkward access, and the work has to be staged so the alley stays passable for neighbours and for refuse collection. We schedule alley work to open the lane by the end of each day and we tell the neighbours on either side before we start.
Front-loaded homes in the older villages have short, narrow drives with street trees close to the edge. The six-inch compacted limerock base the community's guidance calls for is the same, but the cutting is heavier because of the curves and the tree wells, and the waste factor on a curved field runs higher than on a rectangle. Working an alley without blocking it
On alley-loaded homes the working area is the alley itself, which is also how your neighbours reach their garages and how refuse collection runs. So the job is staged rather than spread: the apron is broken out and the base built in one day with the lane kept passable, material is delivered in smaller drops rather than one pallet run, and the lane is swept and open by the end of each day.
We also tell the neighbours either side before we start, because a note the day before prevents most of the friction. Where the association has published work hours, those govern, and they are worth checking before scheduling a delivery for seven in the morning.
