The routine: surface cleaner on a pressure washer at 2,500 to 3,000 psi with a wide tip (narrow tips etch the tumbled finish), a mold treatment, two dry days, polymeric re-sand, then a breathable sealer that lets the deck dry through. Wet-look acrylics on a shaded apron haze white within a year because the pavers never fully dry; we recommend the penetrating product there and say so (Sealer Types Compared).
Island Village and first seals
The 2020–2026 Island Village homes come with unsealed builder pavers in the village's approved blend and regular joint sand. The first seal waits 60 to 90 days for efflorescence, then cleans it, re-sands with polymeric and seals matte, which is what the streetscape reads as. Do I need ARC approval to seal my pavers in Celebration?
Not for a clear seal that keeps the existing finish; that is maintenance. Changing the look, from matte to wet-look or adding a tint, is a material change under the Design Guidelines and Town Hall may ask for a sample. We check with them before we switch products on a Celebration lot.

Sealing inside a community with an approved palette
Sealer changes how a paver looks. A wet-look solvent acrylic deepens colour significantly, and on a street where the approved palette is part of the architectural scheme that is a visible change, not a maintenance detail. In Celebration we default to a matte or low-sheen joint-stabilizing product that keeps the paver close to its approved appearance, and where an owner wants the wet look we suggest asking the committee first, because it is cheaper to ask than to strip.
The same logic covers the joint sand. Polymeric sand comes in several tones and the joint colour reads strongly at a distance across a driveway field. We match the joint to what is already on the street unless the owner is deliberately changing it with approval.
Cleaning without damaging a twenty-five-year-old field
Many Celebration paver fields are original to the build-out between 1996 and 2010, which means the pavers have a worn, softened surface and the joints have been topped up several times. Pressure washing at the settings a driveway cleaner uses on newer work strips the surface of a paver that age and blows out joint sand that then has to be replaced. We wash at reduced pressure with a surface cleaner, treat organic staining chemically rather than mechanically, and plan on a full re-sand as part of every sealing visit on an older field.
Efflorescence, the white bloom that appears on concrete pavers after rain, behaves differently on an aged field than on a new one: on old pavers it is usually mineral deposits from irrigation rather than salts migrating out of the unit, so an efflorescence cleaner may not touch it and a different chemistry is needed. A note on joint sand colour
Polymeric sand comes in several tones, and on a driveway field the joint colour reads at a distance almost as strongly as the paver does. A field re-sanded in a darker tone than the original looks like a different driveway from the street, which in a community with a designed streetscape is a visible change rather than a maintenance detail.
So we match the existing joint tone unless the owner is deliberately changing it, and where the original is no longer available we test a small area and look at it from the kerb before committing to the whole field. It costs nothing to check and it is not correctable once the joints are cured.
