Paver Driveways in ChampionsGate, FL
The short version for ChampionsGate
A paver driveway rebuild in ChampionsGate runs $9.00–$16.00 per sq ft as a lift-and-relay or $14.00–$22.00 per sq ft as a new field (Q3 2026 Cost Index). Widening needs the Osceola County driveway permit (24-foot maximum) and the community's ARC approval; the Davenport ZIP does not move the county line. Builder driveways from 2013 onward settled on dry-placed ridge sand and are the most common rebuild.
Rebuilds and widening
The Retreat's and the Country Club's builder driveways are 16 to 18 feet wide and settle at the garage where the base was placed dry; owners widen to fit a third car or a golf cart and fix the dip at the same time. Our section: 6 inches of limerock wetted and compacted in two lifts, restraint on the base, 80 mm pavers in the community's approved blend (matched from the manufacturers' current lines), a concrete apron to the county detail at the street, polymeric sand (Paver Driveways; ridge base in Paver Base on Flatwoods Sand vs. Ridge Sand: Osceola and Polk Are Not the Same). Widening within the setback and the 24-foot limit is drawn on the survey for the ARC.
Osceola permit, resort ARC
Unincorporated Osceola County: driveway permit for construction or widening under §22-50.6, 24-foot maximum width, Building Office at 1 Courthouse Square (407-742-0200), 3- to 5-day residential review. The ARC application through the management company comes first and includes the survey markup, product, color and pattern (HOA / ARC Packet Checklist). Rentals are scheduled between guests (Pool Decks and Driveways for Vacation Rental Owners in Four Corners, ChampionsGate and Reunion). Unincorporated Osceola County; Permit & Jurisdiction Finder.
A Country Club widening
18-foot builder drive widened to 24 feet over 26 feet of length (156 square feet added) and the original 468 square feet lifted and relaid on a rebuilt base. New area at $14 to $22 ($2,180 to $3,430), lift-and-relay at $9 to $16 ($4,210 to $7,490), matched pavers from the current line, concrete apron extension. County permit and ARC; four days. Ranges from the Q3 2026 index.
Can I widen my ChampionsGate driveway to fit a third car?
Within the county's 24-foot limit and your section's ARC rules, yes. The application shows the new width on the survey; the county driveway permit follows the ARC approval. Most 16- to 18-foot builder drives have room for 6 feet before the setback; the ARC decides whether the extra width is acceptable on your lot.
Straight-line distance from downtown Kissimmee: 15 miles; drive estimate about 35 minutes. Source for distance: Census 2024 Gazetteer internal point.
Driveways in a community built for arrivals
Vacation homes in ChampionsGate typically have a two-car garage, a driveway long enough for two more vehicles, and a steady rotation of guests who park where there is room. The wear pattern is at the edges and at the turn-in, and the aesthetic pressure is at the entry sequence, because the driveway is in every listing photograph.
A paver driveway suits both. The edge courses take the loads if they are restrained properly, and a border in a contrasting tone defines the parking area without any signage. Where a previous owner has widened the drive with a strip of concrete that no longer matches, replacing the whole field in pavers usually costs less than trying to make two vintages of concrete look intentional.
Permits on the Osceola side of the interchange
ChampionsGate is unincorporated Osceola County, so a new or widened driveway needs the county driveway permit, and residential driveways are capped at twenty-four feet wide without a conditional use under section 22-50.6. The Building Office reviews residential applications in roughly three to five days, and a Notice of Commencement is recorded before the first inspection on jobs of five thousand dollars or more.
The association's approval comes first regardless. In practice the sequence that works is: get the architectural approval, then file the county application with the approved product and layout attached, then schedule. Reversing it produces a permitted driveway that the board has not agreed to.
Matching an existing community palette
Where a community has a prevailing paver colour and the association reviews changes, the safest route for a replacement is to match what is there. That is harder than it sounds after twenty years: the original line may be discontinued, and even the current version of the same product will be brighter than a weathered field.
What we do is take a sample from the existing drive, compare it against current products in daylight rather than under a showroom light, and where nothing matches closely, propose a deliberate change that will read as intentional rather than a near-miss. A near-miss looks worse than a clear difference, and boards are generally more receptive to a considered change than to a failed match.
Protecting the field during the rest of the project
Where a paver driveway goes in while other work is happening on the property, a pool, a screen enclosure, landscaping, the driveway is the route everyone uses and the surface everything gets stacked on. A new field can be damaged more in two weeks of trade traffic than in ten years of use.
So on a multi-trade project we schedule the driveway last where we can, and where we cannot, we protect it with boards under any staging area and agree a route for heavy deliveries. It is an unglamorous conversation and it saves a remedial visit.

Questions we get about this
Which county issues the permit?
Osceola, despite the Davenport mailing address.
Can you match the builder's pavers?
From the manufacturers' current equivalents; original units are used at the visible seam.
Why did the driveway sink?
Dry-placed base on ridge sand; rebuilding the base wet under the same pavers fixes it.
How long?
Three to five days after ARC and permit.
How wide can a ChampionsGate driveway be?
The county caps residential driveways at twenty-four feet without a conditional use. The association may be tighter, and its rule governs.
Can two vintages of concrete be made to match?
Not reliably. Where a drive has been widened at a different time, re-covering the whole field in pavers usually looks better and often costs less than the alternatives.
