Ridge sand and the builder's base
Four Corners sits on the northern end of the Lake Wales Ridge: Candler and Astatula sands, deep, dry and free-draining, with none of the fines that let flatwoods sand pack. Production crews placing base in an August afternoon got a compactor reading that meant nothing; the first rainy season packed the sand and the driveway dipped at the garage and rolled at the edges. The fix is the lift-and-relay: pavers up and stacked, failed base out, subgrade and each lift of new limerock wetted and compacted, restraint on the base, same pavers reset, polymeric sand. A Solara lift-and-relay
440-square-foot 2016 builder driveway dipped 2 inches at the garage and along both edges. Lifted, base removed and rebuilt to 6 inches with wetted lifts, spiked restraint, same pavers reset with 20 matched replacements, polymeric sand, seal at 60 days. Why did my builder's paver driveway sink?
Because the base under it was placed on dry ridge sand and read as compacted when it was not. Candler sand packs only when wet; the first rainy season did the compaction the builder skipped, and the driveway followed it down. Rebuilding the base with wetted, compacted lifts under the same pavers fixes it for good.

Driveways that take fleet traffic
A vacation home's driveway sees rental SUVs, shuttle vans, delivery vehicles, pool service trucks, landscaping trailers and, several times a week, a cleaning crew's vehicle. That is closer to light commercial duty than to a family driveway, and it shows up at the edges first: the outside course rolls, the apron corner breaks, and the field near the street develops rutting where vehicles turn in.
What we specify differently. Eighty millimetre pavers rather than sixty everywhere, including any walkway that a vehicle might clip. A concrete edge restraint rather than spiked aluminium on the sides that see turning traffic. A poured concrete apron at the right-of-way where the jurisdiction allows or requires it, because that is the part taking the worst of the turning loads. And six inches of base compacted in two lifts as a minimum, not a starting point for negotiation.
The Polk County paver release, and why it exists
If any part of the paver driveway sits in the county right-of-way, Polk County asks the owner to sign a release form that is notarised and recorded with the Clerk, accepting responsibility for maintaining that section and indemnifying the county. It exists because the county has to be able to cut the right-of-way for utility work without becoming liable for restoring a decorative surface.
It is a five-minute step if you know about it and a two-week delay if you do not. We include the form in the packet on Polk-side jobs and walk the owner through it. On the Osceola side, the county driveway permit covers pavers and the twenty-four foot width cap applies instead.
Where the guest vehicles actually turn
On a rental property the wear is not spread evenly across the driveway. It concentrates where vehicles turn in from the street and where they swing to line up with the garage, and on a short drive those two points can be the same place. That is where edge courses roll and where the field ruts if the base is thin.
We look at the tyre marks on the existing surface before designing, because they show exactly where the loads land. The turning zone gets a concrete edge restraint, the full six inches of base without negotiation, and where the geometry allows it a wider radius at the street so the turn is less severe. Those three decisions are worth more than any material upgrade.
