New decks and old decks

On a new pool in Weslyn Park or Nova Grove we come in after the shell and bond beam, compact the backfill in lifts (uncompacted backfill on this sand settles the deck within two summers), build 4 inches of base and sand-set 60 mm pavers or 1¼-inch travertine with mortar-set bullnose coping and a channel drain at the screen line tied to the lot's drainage. On Harmony's older decks we overlay sound concrete with 1-inch remodel pavers or ½-inch travertine tile and new coping, or rebuild decks that settled. Heat: light travertine and marble measure coolest in published comparisons (Travertine vs. Concrete Pavers); sealers get an anti-slip additive.

A Weslyn Park new-pool deck

680-square-foot deck around a 14-by-30 pool on a new lot, after the pool builder's shell and cage footers. Backfill compacted in lifts, 4-inch base, 60 mm pavers in the community blend, bullnose coping, channel drain to the lot's yard drain. Where should a pool deck drain on a Harmony lot?

To the lot's drainage system, a swale or a yard drain, through a channel drain at the screen line. The soil here (EauGallie, Smyrna, Basinger) is saturated for weeks in summer and will not absorb deck runoff, so a deck that simply sheds water to the cage footer floods the lanai and undermines the slab. Every deck we build here has a piped or graded route for the water.

Open decks

Decks on larger lots, without a screen

A lot of Harmony, Sunbridge and Narcoossee pools are built without a screen enclosure, which is less common in Osceola County than it is in the rest of the state and changes the deck job in three ways. There is no footer to cut to and no track to clear, so the layout is free. There is no roof concentrating water at a screen line, so drainage is a matter of falling to the yard rather than to a channel. And there is nothing between the deck and the oaks, which means leaf litter, tannin staining and organic growth in shaded joints.

Material choice follows. Tannin from oak leaves stains light concrete pavers noticeably and travertine less so; joints in shade need sealing more than joints in sun; and a deck that sits under a canopy stays damp long enough after a storm that a breathable, penetrating sealer is a better choice than a film.

Where the deck water goes on an acre lot

On a small suburban lot the deck's drainage problem is that there is nowhere to put the water. On an acre the problem is the opposite: there is somewhere, and it is usually the lowest corner of the property, which on the flatwoods soils east of St. Cloud may already be wet for months of the year. Sending several hundred square feet of additional runoff there turns a seasonal wet area into a standing one.

So the deck falls away from the pool at an eighth to a quarter inch per foot, and the runoff is directed to a route that can accept it, which sometimes means a shallow swale to a different part of the lot rather than the obvious low point. On parcels with a septic drainfield, the route also has to keep the additional water off the field, because saturating a drainfield with roof and deck runoff is one way to shorten its life.

Tannin, shade and joints that stay damp

An open deck under mature oaks collects leaf litter, and oak tannin stains light surfaces. It also stays damp in shade long after the rest of the deck has dried, which is where organic growth establishes in the joints. Both are manageable and neither is a reason to avoid the trees.

What changes is the maintenance specification. Shaded joints get attention on a shorter interval than sunlit ones. Tannin comes out with a percarbonate cleaner rather than a rust or efflorescence product, and using the wrong one sets it. And a breathable penetrating sealer suits a deck that stays damp better than a film, which can cloud where moisture cannot escape. We set the schedule to the shaded areas rather than to the average of the deck.
