The short version for Harmony & Narcoossee

A paver driveway rebuild in Harmony runs $9.00–$16.00 per sq ft as a lift-and-relay or $14.00–$22.00 per sq ft as a new field (Q3 2026 Cost Index). Harmony's 2003–2015 builder pavers are twenty years old and settling where drainage was never addressed; the 2019–2026 Sunbridge communities have new pavers that need edge restraint and a first seal. Osceola County's driveway permit applies to widening; some Sunbridge addresses are confirmed with St. Cloud.

Twenty-year-old pavers on wet ground

Harmony's alley-loaded and front-loaded drives were built on 3 to 4 inches of base over sand that holds water 12 inches down, and the dips at the garage and the rolled outside course are what that produces after two decades of wet seasons. The rebuild is a lift-and-relay on 6 inches of compacted base with the subgrade drained to a swale, restraint on the base, the original pavers reset with matched replacements at the seams (Paver Repair; base on flatwoods sand in Paver Base on Flatwoods Sand vs. Ridge Sand: Osceola and Polk Are Not the Same). In Weslyn Park, Nova Grove and Bridgewalk the builder drives are new and the missing pieces are edge restraint and the first seal after efflorescence clears (Paver Sealing & Cleaning).

Approvals

Harmony's HOA and the Sunbridge associations review visible changes; the packet is the survey markup, blend, pattern and border (HOA / ARC Packet Checklist). Osceola County driveway permit for widening under §22-50.6, 24-foot maximum, Building Office 407-742-0200; Sunbridge phases with St. Cloud addresses are confirmed with the city, which refers driveway pavers to Public Works (Unincorporated Osceola County, City of St. Cloud, Permit & Jurisdiction Finder). Apron in concrete to the county detail.

Worked example

A Harmony lift-and-relay with drainage

440-square-foot 2006 driveway dipped 2 inches at the garage, lawn edge rolled. Lifted, base rebuilt to 6 inches, a swale cut along the low side and the downspout extended, restraint set, original pavers reset with 24 matched replacements, polymeric sand, seal at 60 days. At $9.00–$16.00 per sq ft: $3,960 to $7,040. HOA approval, three days. Ranges from the Q3 2026 index.

Why is my Harmony paver driveway sinking after all these years?

Thin base over sand that is saturated for weeks each summer, plus a downspout or the lawn's irrigation feeding the edge. The pavers themselves are fine; the base under them slowly lost support. A lift-and-relay on a thicker, drained base with edge restraint puts the same pavers back for another twenty years.

Layout strategy

Pavers on a long drive, and when they stop making sense

Pavers work well on the entry section of a rural driveway and much less well on the whole length of one. A paver apron and the first thirty or forty feet give the arrival sequence a finished look, take the turning loads at the road, and can be lifted if the culvert or the utilities under them ever need attention. Continuing the same field for another hundred and fifty feet multiplies the cost of the most expensive surface by the largest area on the property.

The hybrid we most often recommend on these lots is a paver apron and entry, a poured concrete run, and a paver turnaround or parking court at the house. It costs less than pavers throughout, looks deliberate rather than compromised, and puts each material where it earns its price. We show both layouts and both numbers so the choice is informed.

Edge restraint where there is no kerb

In a subdivision a paver driveway is bounded by a kerb, a garage slab and a lawn that has been graded to the paver level. On a rural lot there is often nothing on either side but pasture, sand and a drainage swale, and the field has to hold its own edge against soil that will erode in the first heavy storm.

So the edge detail changes. We use a poured concrete edge restraint on both sides rather than spiked aluminium, set slightly below the finished paver level so it disappears, and we stabilise the shoulder beside it with sod or gravel so runoff does not undercut the restraint. Where the drive crosses a swale, the restraint and the base are carried through and the swale is reformed to its original section afterwards. Skipping any of that produces a field with a rolled edge within two seasons.

On this job

Where the paver section should start and stop

On a long rural drive the paver section earns its cost at the two ends and not in the middle. At the road, a paver apron takes the turning loads, tolerates the utility cuts that happen in a right-of-way, and defines the entrance. At the house, a paver parking court handles the manoeuvring and is the surface people actually stand on.

Between them, concrete carries the run at a fraction of the cost. The junctions are where the design attention goes: a clean transition detail at each, with an expansion joint and a restrained paver edge, so the change of material reads as deliberate. We show the hybrid and the all-paver option with both numbers, because the difference is usually large enough to be a real decision.

Questions we get about this

Do you reuse the original pavers?

Yes; matched replacements go at the seams for broken units.

Is a permit needed to relay in the same footprint?

No; widening needs the county driveway permit.

What do the new Sunbridge drives need?

Edge restraint on the base and a first seal with polymeric sand after 60 to 90 days.

How long?

Two to three days for a lift-and-relay.

Should I do the whole rural driveway in pavers?

Usually not. A paver apron and entry with a concrete run and a paver parking court at the house puts each material where it earns its cost, and we price both layouts.

What holds the edge of a paver drive with no kerb?

A poured concrete edge restraint set just below the paver level, with the shoulder beside it stabilised so runoff does not undercut it.
